The calculators and estimation tools within Client Connect — including the mortgage payment calculator, affordability/buying power calculator, fix-and-flip investment calculator, buyer closing cost estimator, seller net sheet estimator, and home value estimator — produce results that are estimates only. These estimates:
- Are based on general mathematical formulas and the inputs provided by the user
- Assume simplified scenarios that may not reflect your actual transaction

The home value estimator provides a general range estimate based on publicly available market data and general formulas. It is not a formal appraisal and does not constitute an opinion of value by a licensed real estate appraiser.
Home values are influenced by numerous factors — including property condition, upgrades, exact location, school district, lot size, comparable sales, market conditions, and buyer demand — many of which cannot be accounted for in an automated estimate. For an accurate valuation, request a Comparative Market Analysis (CMA) from a licensed real estate agent or a formal appraisal from a licensed appraiser.
7. Market Conditions and Local Variation
Real estate markets are local and constantly changing. Bakersfield and Kern County market conditions, home values, interest rates, closing costs, and investment returns referenced in educational content or used as default values in calculators may not reflect current market conditions at the time you use the App. Market data can become outdated quickly.
