By accessing or using Client Connect — available on the Apple App Store and Google Play — you confirm that you are at least 13 years of age, have read and understood these Terms, and agree to be legally bound by them. If you are using the App on behalf of an organization, you represent and warrant that you have authority to bind that organization to these Terms.

We reserve the right to modify these Terms at any time. Changes will be posted at myrealtyca.com/terms with an updated effective date. Your continued use of the App after changes are posted constitutes your acceptance of the revised Terms.

Client Connect is a free mobile application designed to provide real estate and mortgage-related calculation tools and educational resources. The App includes:

• Mortgage Payment Calculator — estimates monthly principal and interest payments
• Affordability / Buying Power Calculator — estimates a purchase price range based on income, debts, and down payment inputs
• Fix & Flip Investment Calculator — estimates projected returns on fix-and-flip real estate investments
• Buyer Closing Costs / Cash to Close Estimator — estimates funds needed to close a purchase transaction
• Seller Net Sheet Estimator — estimates seller proceeds after costs and payoffs
• Home Value Estimator — provides a general estimate of property value ranges
• Buyer & Seller Tips — educational content for real estate consumers
• Local Bakersfield/Kern County Resources — links and information relevant to Kern County real estate
• Saved Mortgage Scenarios — the ability to save calculator inputs locally on your device

The App does not require you to create an account, register, or provide any personal information to use any of its features. The App is free to download with no in-app purchases or subscriptions.

All content, features, and functionality of Client Connect — including but not limited to text, graphics, logos, icons, images, calculator logic, design, and layout — are the exclusive property of My Realty Company, Inc. or its content suppliers and are protected by United States copyright, trademark, and other intellectual property laws.

You are granted a limited, non-exclusive, non-transferable, revocable license to use the App on your personal device solely for your own personal, non-commercial purposes and in accordance with these Terms. You may not:

• Copy, modify, distribute, sell, or lease any part of the App
• Reverse engineer, decompile, or attempt to extract the source code of the App
• Use any portion of the App's content or tools for commercial purposes without our express written consent
• Remove or alter any copyright, trademark, or other proprietary notices

You agree not to use the App to:

• Violate any applicable local, state, national, or international law or regulation
• Transmit any material that is unlawful, harmful, defamatory, obscene, or fraudulent
• Impersonate any person or entity or misrepresent your affiliation with any person or entity
• Interfere with or disrupt the integrity or performance of the App or its associated infrastructure
• Attempt to gain unauthorized access to any systems or networks
• Use any automated means (bots, scrapers, crawlers) to access or interact with the App
• Use the App for any purpose that is competitive with or harmful to My Realty Company, Inc. or its affiliates

Calculator results are estimates based on general formulas and user-provided inputs. They are not guaranteed to be accurate and may not reflect your actual costs, loan terms, payments, or returns. Always consult a licensed professional before making financial or real estate decisions.

All calculator outputs, estimates, and projections provided by Client Connect are for informational and educational purposes only. They do not constitute:

• A Loan Estimate as defined under RESPA or Regulation Z (TILA)
• A mortgage commitment, pre-approval, or pre-qualification of any kind
• Financial, tax, investment, or legal advice
• A guarantee of any interest rate, loan program, or loan availability
• A commitment to lend by My Realty Company, Inc., My Mortgage Company, Inc., or any affiliated or third-party lender

These Terms are governed by and construed in accordance with the laws of the State of California, without regard to its conflict-of-law provisions. Any dispute arising under or related to these Terms or your use of the App shall be subject to the exclusive jurisdiction of the state and federal courts located in Kern County, California, and you hereby consent to personal jurisdiction in those courts.

If any provision of these Terms is found to be unenforceable or invalid under applicable law, that provision will be limited or eliminated to the minimum extent necessary so that the remaining Terms will otherwise remain in full force and effect.

These Terms, together with our Privacy Policy and Financial & Real Estate Disclaimer, constitute the entire agreement between you and My Realty Company, Inc. with respect to your use of the App and supersede all prior and contemporaneous agreements, representations, and understandings.
