A few things every new-build buyer in Bakersfield should know before walking into a sales office.

The base price is rarely the final price
Lot premiums, structural options, design studio upgrades, and closing costs add up fast. Budget 8–15% above base before you negotiate.
Negotiate upgrades, not price
Builders rarely cut the headline price (it sets neighborhood comps). They will throw in upgrades, design credits, or rate buy-downs. We know what to ask for.
The lender choice matters
Builder-preferred lenders often hand out bigger incentives, but the rate or fees can be worse. Always shop the loan independently — we help you compare apples to apples.
Get an independent inspection
New does not mean perfect. A third-party inspection before closing catches HVAC mis-installs, drywall pops, grading issues, and code misses while warranty is fresh.
Read the HOA budget

Myth
I'll save money by buying directly from the builder without an agent.
Reality
You won't. Buyer-agent commissions are baked into the base price whether you bring one or not. Walking in alone just means you have no representation — the builder pockets the difference, not you.
Myth
New homes don't need a home inspection.
Reality
They do. Code passes don't catch every issue. We've seen brand-new builds with HVAC ducts disconnected, water heaters strapped wrong, slab cracks, and missing attic insulation. Inspect before closing while warranty obligations are clearest.
Myth
The base model on the website is what I'll pay.
Reality
The website price is for the base floor plan on a base lot with no upgrades. Lot premium, structural options, design center selections, and closing costs typically add 8–15%. We help you understand your real all-in number before you fall in love.
Myth
I have to use the builder's lender.
Reality
You don't. You may forfeit some incentives if you don't — but those incentives may be worth less than a better rate elsewhere. We always run the math both ways.
Myth
New construction is always a better investment than resale.
Reality
